One of the things I do different is guarantee the rehab amount I have had times when I have made a mistake on the estimate and lost up to 5k! on a deal but since I made the deal I made sure to honor it. Not many contractors will do that.
Each time I have had to do that it always has come back in the form of another sale by a satisfied customer
